Managing a property yourself can be time-consuming and risky. Without the right knowledge, you could face disputes, costly mistakes, or penalties for not meeting legal requirements.

Why Legislation Matters

The Residential Tenancies and Rooming Accommodation Act is complex, with more than 550 sections that are regularly updated. Recent reforms have introduced important changes landlords need to be aware of, including:

  • Standardised application forms – From 1 May 2025, landlords and agents must use the prescribed forms (Form 22 for general tenancies, Form R22 for rooming accommodation) and allow at least two application methods, one of which must be non-restrictive.

  • Disclosure rules – Any financial benefit received from recommending a rent payment method must be disclosed in writing before signing the agreement.

  • Fixture and change requests – Tenants can request fixtures or structural changes via Form 23, and owners must respond within the set timeframe.

  • Updated entry notice periods – Routine inspections, maintenance, and viewings now require at least 48 hours’ notice.

  • Privacy protections – There are tighter rules on collecting, storing, and using personal information from prospective tenants.

  • Rent increase limits – Rent can only be increased once every 12 months, and the last increase date must be recorded in the agreement.
